Under $250K with a Pool and Spa!

I am always looking at houses. I spotted this house in Dallas, TX with a pool and spa priced at $249,900. and it has 2,680 sq. ft. with 3 bedrooms and 2 baths. Yes it does need some updating. But I like it, with some updates of course.

Okay, so it could use some landscaping, but nothing outrageous.

I really like the brick fireplace and the two windows on each side that appear to be symmetrical. I am not a fan of carpet, so I would put in hardwoods.

I like this bar with a wet sink and I like the way it is open to the living space and pool area. The front of the bar appears to be in stone with some mosaics - not sure about this. I like the wood top.



It has a decent size dining room.  Although the green paint is not a bad choice, I would paint it a neutral paint color. I like the wood floors, although I would need a crystal chandelier. I have a thing for crystal chandeliers.

So the kitchen appears to be very functional, but I would replace it. I would put in 42" white cabinets to the ceiling (removing the closed in space currently above the cabinets), stainless appliances, marble counter tops and back splash. I would also take out the existing island and put in a furniture piece and move the stove to one of the walls. I have never had a sky light before, not sure how I feel about that (wondering if it is just a collector of dirt).

I like this eating space with the metal filigree in the wall. I really like how it looks out into the pool area. It also has a ceiling fan in this space that I would keep and the tile looks fine. I like the textured walls.

The master bedroom is 15x14 which is perfect. I am absolutely loving this little inset which currently holds a chair and a table. This would be my little reading space, maybe book cases in the rear with two lights with arms that can extend out attached to the book cases and a comfortable French chair and little French table next to it. I would also put in a white ceiling fan, nothing that gets much notice, but does the job and two hanging chandeliers on each side of the bed hanging from the ceiling. I am okay with the carpet in the bedroom but at some point I would replace it with hardwoods.

I love the two doors and the windows going out to the pool area. Lots of natural light and easy access to the spa and pool.

The bathroom would need a fresh coat of neutral paint, but I like the textured walls. I would want to update the cabinetry, the cabinetry pulls, faucets and the counter tops.

I like how the walls wrap around in the back of this house like a U shape. It looks very private with just enough room for some outdoor furniture. It does need some more shrubs, which I see some space there just for that. It also needs some more planters with plants as well. You know what would be really nice - an arbor built out from the small overhang that currently exists. It is hotter than hell in Texas and any coverage is good coverage.

I love that they placed the spa closed to the house for quick access in the winter. The pool looks the perfect size, so blue, so peaceful. I also like the stone retaining wall with the shrubs.

The fencing looks new and the tree's help with some shade. I like how this pool is enveloped inside of this back yard space. I think there does need to be some more planters with greenery, but that is an easy fix.
